Construction work on a 456,735 sq ft facility in Cheshire will start in the next few days, in a major step forward for the scheme.
PLP has appointed Glencar Construction to develop Crewe 460, a speculative, big box logistics unit on the final phase of its prime employment park at Basford West in Crewe.
Completion is scheduled for December 2022.
PLP Crewe is a strategic, gateway employment park with links to junction 16 of the M6 and the wider motorway network. It is also located adjacent to the West Coast mainline and close to the proposed new HS2 hub.
Phase one, comprising of two units of 92,500 sq ft and 43,000 sq ft also constructed by Glencar, was completed in 2020. It was let immediately to Likewize, formerly Brightstar, a provider of integrated services for the mobile and financial industries.
Crewe 460 will be a ‘best-in-class’ warehouse and logistics facility with a 15m clear height warehouse, and three-storey external offices of more than 30,000 sq ft. There will also be a separately accessed car park with 442 spaces and a secure, gatehouse access-controlled service yard up to 72m deep.
As with all PLP speculatively developed units, Crewe 460 will be constructed in accordance with the UK Green Building Council Carbon Net Zero standard. The design has been developed to minimise embodied carbon during construction.
It also includes numerous measures to enable the end occupier to transition easily and affordably to carbon Net Zero operation. This includes solar photovoltaics, air source heating and cooling, LED lighting and electric car charging points.
The building is designed for the occupier’s future flexibility such as a strengthened roof to enable full coverage of solar photovoltaics. There is also underground infrastructure to allow 100 per cent of all car and HGV parking spaces to have electric charging points.
Keith Wilson, development director at PLP, said: “After the success of letting both units of PLP Crewe Phase One on completion, it’s fantastic to be back on site developing out the final phase. Crewe 460 will be a prime, high spec logistics facility in a well-established employment location with excellent links to the motorway network.
“In fact, it will be the largest spec unit currently under construction along the M6 corridor throughout the whole region and I have no doubt that it will appeal to a wide range of blue-chip occupiers.”
